If you walk through any of our projects, the answer reveals itself slowly, in the light that fills a room, in the view from a bed, in the feel of a wall beneath your hand.
Over four projects — Villa in the Palms, The Terraces, Coco Baia, and now, the upcoming Q Vagator — a quiet vocabulary has emerged. Here are the signatures that define our homes:
1. Neo-Tropical Heart
It started with a simple idea — build for the climate, not against it. High ceilings lift the heat, wide verandas catch the breeze, and floor-to-ceiling windows blur the line between inside and out. Light is a friend that’s always welcome — it pours in, filters through, and dances on every surface. When guests first saw The Terraces, they were instantly drawn in by the light cascading in, air moving freely, and every corner breathing.
2. Exposed Laterite in Every Home
We first laid bare laterite walls in our pilot project, Villa in the Palms, honouring Goa’s red earth. Since then, every home we build has carried that exposed stone, its warm hue deepening at dusk, and its natural texture grounding each space. Laterite isn’t just decoration; it’s a constant reminder of the land we build on and the timeless, rustic luxury we cherish.
3. Honouring the Land
Before a single brick is laid, we walk every inch of the plot. Wherever possible, trees stand untouched. Windows are placed to follow the sun’s path, drawing in morning light, and shielding from afternoon glare. Views aren’t imposed, they’re discovered. We frame what’s already there, from the trees swaying nearby to glimpses of a river just beyond.
4. Terraces That Open to the Sky
Every Anokha home invites the outdoors in. But some areas take you out. Our open terraces are quiet sanctuaries above the bustle. You might find yourself watching city lights flickering in the distance or stargazing long after the world has gone to bed.

Homes are for living together. The open-plan kitchens in ours overlook living rooms, so you’re always part of the moment, whether it’s a chat over morning coffee or evening laughter.
