The Anokha Estates story began with a choice that set the tone for everything that followed.

When Steven Gutkin and Marisha Dutt first set out to create an extraordinary home in Goa — Villa in the Palms — the land had over 20 coconut trees. Instead of removing them to make room for construction, they designed the villa around them. Not a single tree was cut.

The result was a home unlike any other — integrated with nature, not imposed upon it. It went on to win multiple awards and was named by ArchDaily as one of the 80 best homes in the world — one of only two from India to make the list.

From that seed, a quiet design philosophy took root: one of sensitivity, restraint, and deep respect for place.

The Terraces followed — a serene gated community of 12 residences in Pilerne. Then came Coco Baía, a lush collection of 16 breezy villas designed as a sensory retreat. It found its audience quickly.

Now comes Q Vagator — their most ambitious project yet — located in one of Goa’s top locales, walking distance to the beach, river, and the area’s most sought-after hotspots.

Every Anokha Estates home reflects a neo-tropical aesthetic: floor-to-ceiling windows, wide verandas, high ceilings, open terraces, and warm finishes in laterite and teak. Each villa speaks its own language, but all carry the Anokha signature — quiet, rooted, and unmistakable.

Steven didn’t come to real estate in the usual way. Though it runs in his family, he began as a journalist covering global conflicts and interviewing world leaders. That same instinct — to observe, question, and honour each story — now shapes how he builds.

Marisha’s path took her from Assam and Kolkata to the U.S. and Scotland, with a career at Dow Jones and The Wall Street Journal in Singapore. Her clarity, global outlook, and gift for managing complexity now guide the business side of Anokha Estates.
